Job description
A job has arisen for an Asset Project Manager for a Housing Association in Kent, the job is a fixed term contract for 12 months with a view to go permanent. The role will pay up to £37,186 per annum, and will need the candidates will need to be available to interview on the 4th and 5th August 2010.

My client is a national registered provider, managing in excess of 45,000 homes across the country.

The Job
They are now looking to seek the skills of an Asset Project Manager, to manage and deliver the refurbishment of 47 schemes across the country. The large proportion of the work will be in the Southern Counties, however 30% will require travel to other schemes, which will require overnight stays - all of which you will be reimbursed for.
 
The projects will consist of around 400 new shower blocks, scooter stores as well as the refurbishment of Sheltered Housing Managers residence.
 
Summary
- Managing the delivery of asset management projects within agreed cost, time and quality parameters
- Acting as a source of specialist advice and guidance on asset management for other members of the team.

Key Tasks
- Overall management of specific asset management projects for one or more subsidiaries, Divisions or Clients of the Group, and reporting on performance on development and other agreements.
- Ensuring compliance with the Group Policies and Procedures and those of The Homes and Communities Agency for audit purposes, and to act within the policies and procedures of any client.
- Act as a lead officer for and motivate the asset management delivery team (including external consultants and contractors) to ensure delivery, and performance monitoring of development agreement delivery.
- Liaison with external developers and other parties that may be working in adjacent areas to ensure coordinated programming of work and disruption and disturbance for residents.  Reporting on progress.
- Technical and financial appraisal of projects at feasibility stage and throughout the project; preparation/monitoring and controlling scheme budgets.
- Procurement, project management and administration for identified projects within the overall programme, including qualitative and quantitative Post Investment Appraisals.
- Liaising with internal and external clients, residents and tenants, local authorities, and other and assisting with the submission of bids, tenders and proposals to obtain support and funding.
- Working with the Investment & Procurement Manager to undertake and deliver new initiatives in the field of asset management and regeneration, including the promotion of Best Value.
- Maintaining a high level of current knowledge on best practice, technical and contractual issues and to share this within the organisation.
- Preparation of Directors, Board and Management Reports as required.  

Work Related Experience:
- Significant experience in Asset Management, Development or Regeneration
- Experience of multi-agency working
- Experience of project management of capital investment projects
- Experience of working with a wide range of people including tenants and residents  
- Experience of applying for and securing external funding.                                 

Qualifications and Other Experience:
- Degree standard or equivalent experience
- Building related qualification (preferred but not essential)
- An innovative outlook and self-motivated.
- Current Driving License.
- Standard CRB - or ability to obtain one
